The Need
- The developers of the Estacada Lake Apartments commissioned a detailed economic report from Johnson Economics to determine what type of housing was needed in Estacada. The report has been given to the City Council and City Staff.
- After analyzing not only Estacada, but also Canby, Molalla, and Sandy, the determination was that the apartment market in rural Clackamas County has seen little new supply in recent years, while demand has increased substantially.
- The market demand is strongest for the smallest and largest units. Estacada is among the cities in rural Clackamas County with the least amount of new apartment supply over the past decades. This project provides a unique opportunity to supply much-needed housing for the city and surrounding area. While there are many single-family homes in Estacada and a few subsidized apartment buildings, there is currently a dearth of market rate apartments.
Who Will Live There?
The City of Estacada was Oregon's fastest growing city from 2017-2022. Who might rent these apartments and spend their money there, helping to spur economic development?
Potential Residents
With the mix of units being larger studios (550 sq. ft.) and one-bedroom units (730 sq. ft.), we expect the tenant mix to be primarily:
- Singles;
- Younger couples,
- Retired singles/couples looking to downsize,
- Workers who’d like to be able to live in the community where their jobs are located,
- Recent graduates,
- People who would like to be able to walk to downtown to do their shopping and take advantage of existing restaurants, a market, post office, banks, shops and services which are located there.
- Long-term contractors such as: PGE, the U.S. Forest Service, etc.
Benefits to the City of Estacada
This project will also play a large role in supporting the City’s urban re-development and growth plan and providing opportunity to expand its tax base. It’s anticipated that the project will bring in up to $3.6M per year in increased spending, jobs, and taxes to the city.
In addition, the developers plan to provide:
- The Red Fox, will be substantially upgraded and modernized with new paint, landscaping, interior furnishings and décor, all of which will significantly improve the experience for visiting family and friends of Estacada residents;
- Increased security by installing lighting along the river and throughout the apartment/hotel property;
